Real estate is a form of real property that is attached to a piece of land. It can be used for residential, commercial or industrial purposes, and typically includes any resources on the land such as water or minerals. The real estate industry has witnessed a significant transformation in recent years, with digital marketing emerging as a crucial component of success in this dynamic and highly competitive sector. Potential real estate customers prefer to make online research themselves. Therefore, real estate companies should be ready that search engines, corporate web pages, profiles on social media sites should strengthen the image of real estate companies and ensure better communication with customers. To analyze the effectiveness of marketing strategies in reaching the target audience to generate qualitative and quantitative data, this work has been carried out, this paper aims to investigate and analyse the digital marketing strategies employed by real estate professionals, agencies, and developers to achieve their objectives in the digital age. The textbook examines the legal and financial aspects of the economy and real estate management, market analysis, real estate, investing (including project financing) and mortgage lending; the essence of development; principles and approaches to effective management of modern real estate, and also questions of technical exploitation and safety of buildings; current issues of taxation of real estate; methods of valuation of real estate. Meets the requirements of Federal state educational standards of higher education of the last generation. Designed for undergraduate students enrolled in fields of study 38.03.01 "Economics" (profile "Economics and management of real estate and investments", "Economy and property management") and 38.03.02 "Management" (specialization "Management of real estate"), as well as for students of other specialties, post-graduate students, teachers, beginners appraisers, analysts, specialists in consulting and a wide range of readers interested in the status and development prospects of the real estate market.

PurposeESG (Environment, Social, Governance) has taken on increased importance in recent years for all stakeholders, with the S dimension now taking on a stronger focus in the real estate space. This paper proposes a new metric to be used in the S space to assess improvements in aspects such as gender equality and cultural diversity in real estate. It adds to the S metrics currently available to see the more effective delivery of the S dimension into real estate investment decision-making.Design/methodology/approachA new S metric in ESG is proposed and validated. Using this metric, examples regarding gender equality and cultural diversity are assessed among leading real estate players in Australia. This S metric is assessed over a number of time periods to demonstrate the improvements in gender equality and cultural diversity in these major real estate players.FindingsThis new S metric is seen to be highly effective and robust in capturing the changes in various aspects of the S dimension in ESG in the real estate space today; particularly concerning gender equality and cultural diversity. It is clearly able to demonstrate the significant changes in increased participation of women at the more senior leadership levels by leading players in the real estate space.Practical implicationsWith ESG becoming a critical issue in the real estate sector, issues involved in the S space will take on increased significance going forward. This is critical, as the elements of the S dimension such as gender equality and cultural diversity are important aspects for an effectively functioning real estate industry. The S metric developed in this paper can be used for benchmarking purposes over time, as well as between real estate players, between sub-sections within a real estate organisation, and comparing against other industry sectors. It is also relevant in all organisations, and is not just limited to the real estate sector. Additional metrics in the S space are an important development to further empirically assess the effective delivery of the S dimension of ESG in the real estate sector and more broadly.Originality/valueThis paper specifically proposes this new S metric in ESG in the real estate industry. This is a key issue for the real estate industry going forward at all levels, as it will facilitate a more diverse real estate industry and more effective real estate investment decision-making. This S metric is applicable in all organisational sectors where the S dimension of ESG is important.

Real estate management activities evolved with the development of the real estate industry, the needs of property investors and general changes in the market environment. Today, these activities require a comprehensive approach on the one hand, but on the other, are more and more specialized. The paper presents an integrated view of real estate management on the example of a multidimensional basic concept of real estate management developed under German market conditions. Detailed analysis of this concept was preceded by a review of approaches to real estate management made on the basis of literature and own research. It was on this basis that opportunities and application fields of the integrated model of real estate management in Polish market conditions were characterized. The presented concept can be used both as a raster to harmonize real estate management activities and tasks in business practice, as well as a classification scheme for the evaluation of scientific research. This concept is an important step on the way to structuring and organizing real estate management as a professional service according to the indications of management science.

Social media influencers significantly impact herd mentality, leading to market jumps and potential risks in the real estate area. The paper also contributes to the debates on the role of social media in shaping consumer behavior and its connection with the real estate industry. This paper provides awareness for researchers seeking to understand and navigate the real estate market dynamics in the digital age and fast-changing economy today. Using social media in this industry today is indeed a significant determinant of essentially making your clients, your fans. The way homes and agents are perceived on social media is crucial to the success of the industry.

This paper examines the evolving needs of the real estate industry in Uganda, particularly considering the significant changes brought about by the COVID-19 pandemic. It draws attention to the necessity for universities to update their real estate curricula to prepare undergraduate and graduate students for the current and future demands of the workforce. Using a qualitative research design, the study involved semi-structured interviews with real estate consultants who have hired graduates of the Bachelor of Real Estate Business Management of Makerere University in Uganda. The findings reveal that the most critical knowledge and skills for today's real estate graduates are in health and well-being, property valuation, legal aspects, information and communication technology (ICT), and research. This research is important as it highlights the essential areas of knowledge and skills that real estate academic programmes must emphasise to effectively prepare students for the modern real estate industry.

The German real estate and construction industry is facing a transformation, triggered by fundamental changes in technology, the economy and society. The purpose of this paper is to explore how these changes exert pressure to adapt on existing business models, while also offering opportunities for their further development. A model that attributes the transformation of the real estate industry to megatrends, specific structural change drivers, business models and the interaction of the groups of players in the value creation system is developed. The model is tested empirically by a survey. Structural equation modelling is used to measure the impact of various determinants of transformation and the relevance of adaptation strategies to the different groups of players. As a result, the study explains three impact mechanisms of the transformation in the real estate industry. The transformation originates from the occupiers, who need more flexible space and are focusing on holistic solutions that are not provided by the real estate industry. Service providers are striving to increase the efficiency of their traditional processes, rather than evolving new business models or services. The investors recognise the increasing importance of the occupiers but they are rarely pursuing the resulting strategies. Property developers recognise these requirements: their adaptation strategies most strongly question their previous business. For practitioners, the results point out the opportunities and risks of transformation and help to illustrate the need for change. For academicians, the results indicate a way to explain and measure the transformation of a value creation system.

At present, the importance of green finance in the world market is becoming increasingly prominent. Various kinds of green products have emerged, and auxiliary policies have also come into being. China is one of the world's largest carbon dioxide emissions and the world's largest investor in new energy. In the face of severe environmental problems and challenges of sustainable development, the Chinese government attaches great importance to the development of green finance, and has adopted a series of positive policy documents and guidance, including the establishment of special funds, providing preferential fiscal and tax policies, and the establishment of a green bond market to promote its role in the financial system. In addition, China has set up a set of green financial standards and evaluation system to guide financial institutions and enterprises to be more transparent and sustainable in environmental risk management and green investment.
 The emergence of green finance has brought a certain impact on the real estate industry, a pillar industry of China's economy. At present, many people in China, especially in some central cities, have speculated on housing prices. This behavior has led to a speculative increase in the real estate market, a rapid rise in housing prices, an excessive consumption of resources, and the aggravation of social inequality. This conflicts the concept of sustainable development and environmental friendliness advocated by green finance. At the same time, the investment in green finance will squeeze out a part of the real estate market share. By directing investment in real estate to the flow of green buildings and energy conservation technologies, green finance can also promote the efficient use of resources and sustainable environmental development.
 Therefore, it is of great significance to deeply study the impact of green finance on real estate. By discussing the application of green finance in the real estate field, effective ways can be found to reduce the consumption of resources in the real estate industry, improve the energy efficiency of buildings, promote the development of green buildings, and guide China's real estate market towards the direction of sustainable development in practice. This is of great practical significance for realizing the dual goal of economic growth and environmental protection.
 Previous scholars have discussed a wide range of factors affecting real estate, including the monetary system, consumption level and so on. The related discussion on green finance also focuses on the impact of the ecological environment and some green products on the financial market. No scholar has specifically discussed the impact of green finance on real estate as a whole.
 Therefore, in order to ensure that the regression results are not affected by the economic turbulence during the epidemic period, this paper selects the relevant data of provinces and cities from 2008 to 2020 to regression the fixed effect model panel, conducts a study on the real estate price, and draws the following basic conclusions: green finance has a negative impact on the real estate price.
 The marginal contribution of this paper is the use of various green coefficient to build green financial index, to explore the influence of green finance as a whole, and make up the green finance influence the lack of the real estate research, to solve the current real estate investment market proportion and rising prices put forward new slow problems.
 The chapters of this paper are arranged as follows: the second part is the literature review, the third part is the experimental design and data, the fourth part is the empirical results, the fifth part is the robustness test, and the sixth part is the conclusion and policy suggestions.

In the Netherlands outsourcing management of real estate by institutional investors is not something obvious. Since real estate investment became in use by institutional investors about 1960, investors started their own real estate management departments. Only property management, that is concerned with daily administrative, technical and commercial management as well as maintenance activities, was outsourced to external parties. Meanwhile, these so called real estate management organizations got more professionalized caused by increased experience and changed (real estate) market circumstances. For example, this professionalization finds expression in merging local parties into (inter)national operating real estate management organizations, benchmarking of management performances and standardization of contracts. Nevertheless, the relationship between investor and manager is under pressure. Profit margins are small and real estate investors are still inc lined to think that the services delivered by real estate managers are below standards. The aim of this paper is to investigate whether there are chances for real estate management organizations to reinforce their market position. To answer this question a survey was done among three different types of real estate investors: institutional investors, limited partnerships and private investors. In the survey current outsourcing strategies, future strategies, motives and the opinion about real estate managersí services were questioned. In the conclusions a comparison will be made between outsourcing strategies of different real estate investors. Chances for the real estate management sector are formulated. At the end, the paper reflects on the sector as a whole in relation with other sectors and other countries.

This paper presents the perceptions of academics on real estate topics offered in Bachelors Real Estate (BRE) curricula in Africa. In order to understand the perceptions of academics on real estate topics, a survey of seven selected BRE curricula offered in different regions of Africa was conducted to determine important real estate topics academics included in the curricula. After analyzing the curricula, sorting and re-grouping the topics: Real estate management, Real estate valuation, Real estate economics, Real estate finance and investment, Real estate development, Real estate law, Real estate planning, Real estate research, Real estate industrial training and Real estate electives emerged to be important topics the academics considered to include in the curricula. The topics are in line with those expected in a real estate curriculum. In addition, results revealed that BRE curricula follow the interdisciplinary approach to real estate education. Findings will encourage universities in Africa and elsewhere to develop comprehensive real estate curricula or improve existing ones to accommodate the interdisciplinary approach and the international perspective of real estate education because of their benefits. The study will also support the harmonization of real estate education, practice, investment and business in Africa, hence contributing towards the economic development of the continent.

Real estate research has taken on increased importance in recent years in the international arena. This paper analyses real estate research priorities throughout two empirical studies: the first survey was conducted among German institutional real estate investors in Germany and the second one among academic real estate researchers in Europe. 40 real estate research areas are assessed. The first survey aims at identifying research topics with a high priority for the important investors in the German real estate markets. The methodology is consciously leaned against the empirical studies by Worzala (University of San Diego, 2000) in the USA, Newell (University ofWestern Sydney, 2001) in Australia and Me Allister (University of Reading, 2003) in the UK. Based upon the international surveys mentioned above, a comprehensive analysis compares the results of the property research priorities between Germany, USA, Australia and the UK is conducted. The second survey wants to identify research priorities among European real estate academics, while using the equivalent questionnaire. According to the above mentioned surveys, a link between the industry's and academia’s priorities is drawn. The comparison with the survey results of the real estate investors will on the one hand lead to interesting findings by enabling academia to question and evaluate its own research priorities and those of the real estate industry. This may allow the more effective development of a real estate research agenda for real estate researchers in gif ARES, ERES, PPRES and AsRES, as well as for the emerging real estate societies ofAfRES and LARES. On the other hand, academia’s property research priorities should be useful to managers in real estate investment companies, since they will become aware of research topics that possibly deserve more attention. The results of the surveys - as compared internationally - show a much closer alignment for real estate research priorities in Germany, the UK and Australia than seen for the USA. This holds also true for the comparison between the four countries and European real estate academics. The role of real estate in a mixed-asset portfolio, and real estate and portfolio risk management figure prominently amongst the general real estate research priorities. Among the top specific real estate research priorities were the existence and predictability of real estate cycles and real estate portfolio diversification. Nevertheless, the overall results show that practice and academia do not align significantly. The aim should be to overcome these differences in the medium run, with the intention of contributing to a positive development of more transparent real estate markets. Real estate practice and academia should cooperate on an international level so as to create a win-win situation for both parties. It is hoped that the results of this research on the real estate research priorities between practice and academia, as well as across countries, will be the catalyst to future research initiatives in this crucial area of real estate research for members of gif and all other international real estate societies.

<p>In this century, online education increasingly has become a crucial means to educate a broad public about contemporary issues in any academic field including real estate. Massive open online courses (MOOCs) for instance are free online courses available for anyone to enrol worldwide usually attracting more than 1,000 students. This abstract discusses real estate education lessons and prospects from the MOOC “Managing Building Adaptation: A Sustainable Approach” developed and taught by the author and various department colleagues. This online course ran from September to October 2017, attracted 2,500 students, issued 39 certificates, and involved a complete new course set up in terms of learning objectives, learning activities and assessment methods. As one of the first free online real estate courses valuable lessons might be drawn and prospects can be explored for real estate education. Therefore, first, lessons are drawn on the course itself, covering the course structure, development, and didactics by making use of concrete examples from MOOC online modules and student and staff evaluations. Goal of this lesson-drawing part is to comprehend the difference between MOOC education and ‘traditional’ (real estate) education. One key finding is that massive open online education require teachers to reformulate and reframe education material (e.g. presentations, videos, reading material) in such a way that it grasps the topic’s essence, allowing it to be suitable for an online learning environment. Second, prospects are discussed for the future of real estate education, touching upon some recent topics in ERES education debates including students’ industry-readiness, development of academic skills, etc. Aim of this part is to identify what the role of online real estate courses could be in educating a global audience, and what type of online real estate education could trigger an broader interest in ‘on-site’ real estate education programmes. One prospect is that online courses could appeal to a broad international public once it touches upon global real estate challenges, while simultaneously allowing for practical case assignments which assist students in practising with real estate management, development, finance and investment tools. In general the experiences with and findings from this particular MOOC potentially widen and deepen the debate about the future of real estate education.</p>

Purpose – The shadow banking business in China has expanded significantly in the past decade, especially in the real estate industry, which is closely related to the livelihood of many. The purpose of this paper is to investigate the relationship between the realized sale prices of real estates and the real estate investment trusts (REIT) of shadow banking in China. Design/Methodology/Approach – The analysis is performed with a VAR model based on Chinese data collected from Usetrust, CSMAR, the People’s Bank of China, and the National Bureau of Statistics of China during 2013 to 2020. It verifies the impact of the realized sale prices of real estate and relative macroeconomic indicators, on the REIT issuance of shadow banking by variance decomposition and impulse response analysis. Findings – The prices of real estate have the greatest impact on REIT, and there is a one-way Granger causality between them. The findings indicate that it would be beneficial to establish a real estate price prediction and warning mechanism for local governments and relevant institutions to avoid the potential risks to consumers, the finance market, and the real estate industry, which might be caused by price declines or shadow banking failures. Research Implications – In previous literature, it was found that the expansion of shadow banking affected the Chinese real estate market significantly, including an increase in real estate prices, risks of real estate bubbles, and a decrease in monetary policy. Most studies related to this topic collected data from official or commercial databases, respectively. Different from previous research to some extent, this paper is based on up-to-date data collected up the end of 2020. Additionally, it collects data from the two data sources from a broader aspect. The purpose of the research is to empirically explore the mutual influence of shadow banking and real estate prices, and facilitate the regulation of shadow banking for regulators and stakeholders.

Construction and Real Estate NETwork (CORENET) is the flagship information technology (IT) project undertaken collaboratively by various government agencies of Singapore to improve the productivity and performance of the construction and real estate sectors. It is a comprehensive network system consisting of a series of IT systems and services that allows seamless and expedient exchange of information between relevant government agencies and parties involved in the construction and real estate industry. Provides an overview of the concept and services offered by CORENET, and then evaluates how this system could bring about changes to the real estate and construction industry in Singapore. Three areas of IT‐induced revolutions can be expected in the real estate and construction processes, if the CORENET system can be successfully implemented and accepted by users. First, compression of time and process is one of the possible outcomes that can be facilitated via the integrated platform of CORENET. Second, knowledge contents would receive growing attention from the prospective CORENET users. Third, reconfiguration of business concept and scope may take place, which may, as a result, lead to the emergence of a new business model and the creation of ample business opportunities for the CORENET users that possess the first‐mover advantage.
